Q: The real estate market seems to be in turmoil. Why should I invest in real estate at this time?
A: Historically, the most lucrative time to invest in real estate is when the markets are in turmoil. Real Estate is cyclical and we believe that more money can be made with less downside risk at the bottom than near the top of the market. In times of distress, many sellers are forced to sell at fire sale prices, and because of the current tight credit markets, there are fewer buyers and less competition for distressed properties.
Q: When can I expect to receive a return on my investment?
A: There are two ways you will be receiving a return on your investment.
A preferred annual return of 7% will be paid quarterly to you, when cash flow allows.
Each year, investors will receive a cash flow distribution of 45%, if available.
Q: When will my initial investment be returned to me?
A: Immediately, when any one of our projects is either refinanced or sold, investors will be given the option of having their initial investment money returned to them. Depending on the market, this could occur any time between 2 to 5 years. Please refer to our financial summary for more information.

A: Most investment opportunities provide the investor with only one type of offering. Sunfield however, will be investing in distressed real estate, multi-family/senior housing, as well as land, that will be entitled and sold to developers.

Q: What are the advantages of investing with Sunfield Development?
A: We have a distinct advantage over other funds and investment companies. Other real estate funds operate on a buy and hold arbitrage strategy that bets solely upon market price appreciation and the return of builders to the market, to resell assets at a profit. Our Fund is run by a seasoned developer, seasoned distressed property rehabilitation expert and seasoned government financing program expert.
Our strategy is both for short and long term gain. Short term immediate cash flow will come from purchasing distressed multi-family housing, rehabilitating, and renting it as affordable housing. Long term purchases include purchasing land below market value and entitling it for sale within 4-5 years. Any market price appreciation that occurs on any property during this 5 year period will simply add to our investors' returns.
